Scotland’s housing and property management landscape has seen several important developments in March and April 2026, with damp and mould compliance now moving to the centre of operational planning. In March 2026, Scottish Government and Parliament updates confirmed that the new damp and mould regulations remain on track, with Awaab’s Law duties expected to commence on 6 October 2026.The rules will require landlords in both the social and private rented sectors to investigate reports of damp and mould and begin any necessary repairs within set timescales. 

This is not just a policy discussion anymore. Parliamentary reporting in March shows that damp and mould is now being treated as a measurable compliance issue, with scrutiny focused on whether landlords have systems that can deliver timely investigation, repairs and tenant communication. Scotland’s damp and mould rules move closer to enforcement

On 1 April 2026, the Scottish Housing Regulator published its latest risk assessment summary, reiterating that landlords should have proactive systems in place to identify and deal with damp and mould timeously and effectively. The regulator also confirmed that new damp and mould indicators have been added to the Annual Return on the Charter, with landlords due to submit information by May 2026.
